This maisonette apartment, located on the 1st and 2nd floors of a historic building constructed in 1894 and protected as a monument, is situated directly next to Leipzig's most beautiful park. It was newly created during the renovation of the building in 1994. The apartment is modern, open, and uncluttered, and features a beautiful, stylish living gallery thanks to the interior staircase. This apartment is characterized by its enormous living room, approximately 45 square meters in size, which features solid parquet flooring. Adjacent to the living room is the semi-open kitchen and the gallery leading to the interior staircase. The entire apartment, with the exception of the bathroom, is fully equipped with new solid hardwood parquet flooring. All doors are finished in a high-quality, timeless white lacquer. Of course, an elevator takes you from the basement directly to the apartment. Please note that this (rooftop) maisonette does not have a balcony or roof terrace. Many residents of the buildings here "picnic" with their folding chairs in the "Großer Garten" (Great Garden) right in front of the building... Because you don't just have the park "nearby," as many listings claim, but right in front of you – you could almost spit on it. These historic "grand buildings," located in the first row overlooking the park, were not originally fitted with balconies because the "well-to-do" people – just like today – did not sit on balconies, but rather went into the park to participate in Leipzig life. In two rooms – one of which is designed as a "walk-in closet" – high-quality built-in wardrobes have already been installed, which optimally utilize the available space. In the building, alongside several offices and law firms on the lower floors (no public access after 5:00 PM and on weekends), resides a pleasant, highly cultured, and exclusive academic clientele. The utility costs listed here are precisely those of the most recent operating cost statement of the current tenants, a household of 3 people.
