Built in 1907, this house was previously a guesthouse. During World War I, it served as a sanatorium, and during World War II, it was used as a special refuge for single mothers and their children. Afterwards, it operated as the Hotel Waldheim, later known as the Hotel am Bach, and was run and developed with great care. The living space extends over 3 floors, with approximately 180 square meters. On the ground floor, you will be greeted by a beautiful entrance hall. A large breakfast room with an adjacent library overlooking the garden offers plenty of possibilities. The large terrace, facing east, is perfect for relaxing. A spacious, modern kitchen provides ample space, even for shared living arrangements. The kitchen, from 2019, is equipped with high-quality Miele appliances, stone countertops, and a Quooker instant hot water tap. Also located on the ground floor are a guest toilet, and 3 additional rooms currently used as living space with a bathroom and an office. The first floor features 7 guest rooms, 4 of which have access to a balcony. The ceiling height is approximately 2.75 meters on this floor as well. The second floor contains another 7 guest rooms, some with sloped ceilings. The layout of the rooms within each floor can be easily modified and adapted to your preferences. The attic is currently unfinished and has been used as storage space. It would be easily possible to create a large living room or yoga studio here. Water and heating run up to the attic. The basement has 2 external access points, one to the parking area and one to the garden. It contains several rooms. The professional Miele washing machine and dryer, suitable for a hotel operation, are included in the inventory. The garden extends to the nature reserve, surrounded by mature trees and a rare variety of birds. Due to health reasons, we are no longer able to operate the hotel. The property is available for continued operation "ready to go," and will be sold including the inventory. Booking.com gave excellent ratings for the location (9.6) and the property as a whole (9.0). Guests felt very comfortable here. The property is in good condition. In 2019, extensive renovations were carried out in the ground floor and basement. In the upper floors, some floors were replaced, and the infrastructure was updated. Basement: The foundations and exterior walls are 70 cm thick, constructed from natural stone. The ceiling height is an exceptional 2.75 meters. The basement is almost dry, with only minimal rising damp. Ground floor: The exterior walls are made of brick, 45 cm thick. The floors are made of wooden beams. 1st and 2nd floors: The exterior walls are constructed from wood, approximately 20 cm thick, with some areas finished with wood or fiber cement shingles. Roof structure: The roof is a hipped roof with an asbestos slate covering, ventilated on a wooden frame. The wooden structure is healthy and intact; one beam on the street-facing side should be replaced. House systems: A fully refurbished gas boiler with a new 800-liter hot water tank from 2021. The chimney was renovated during the installation of the gas boiler. The plumbing is in good condition, and the electrical systems have been renewed in the renovated areas. Special depreciation through urban development funding program: Attractive special depreciation of approximately 90% is possible for the roof, windows, plumbing, and heating systems.
